Wike issues final grace period for FCT land use defaulters

The Minister of the Federal Capital Territory, Nyesom Wike, has issued a final 14-day grace period to property owners in Asokoro, Maitama, Garki, and Wuse districts a final 14-day to pay the N5 million penalty for violating approved land use purposes.

The grace period was issued in a statement on Sunday by his Senior Special Assistant on Public Communications and Social Media, Lere Olayinka.

According to the statement, all affected property owners are expected to comply between Tuesday, November 11 and November 25, 2025, or face enforcement action.

“The Minister of the Federal Capital Territory, Nyesom Wike, has granted defaulters of the land use/purpose clause of properties in Asokoro, Maitama, Garki and Wuse districts in the Federal Capital City, a final grace period of 14 days to comply with the terms and conditions of the approval for land use change and conversion.

“The defaulters now have 14 days, from Tuesday, November 11, 2025, to pay a violation fee of N5 million and other applicable fees for land use change and conversion.

“Failure to comply within the stated 14 calendar days grace period will result in enforcement actions by the FCT Administration,” the statement warned.

The development is sequel to the Minister’s September 3, 2025, approval of N5m fine, payable within 30 days, for allottees and land title holders who had contravened the Land Use Act in the Federal Capital Territory.

The approval followed the submission of a report by the Ministerial committee set up to address the abuse of the Land Use Act in the FCT.

Wike also approved a 7.5 per cent charge on the Assessed Capital Value of properties converted without the knowledge or express permission of the FCT Administration, equally payable within 30 days.

In the days that followed, the administration published the names of 374 property and title holders who had contravened the Land Use Act, urging payments of stated fines within 30 days.

However, Olayinka said the Minister, “has magnanimously granted a final grace period of 14 calendar days,” for all affected allottees/holders of properties along the said streets/locations to comply with the terms and conditions of the approval for land use change/conversion.

According to the statement, the affected properties are located on Gana Street and Usuma Street in Maitama, Yakubu Gowon Crescent in Asokoro, Aminu Kano and Adetokunbo Ademola Crescents in Wuse II, as well as Ladoke Akintola Boulevard, Gimbiya and Onitsha Streets in Garki II.

Others include Ogbomosho Street, Lafia Close, Yola Street, Abriba Close, Danbatta Street, Ringim Close and Ilorin Street in Garki I District.

The media aide further explained that affected property owners who regularise their land use within the grace period will be issued new title documents reflecting the updated land use and a fresh term of 99 years.

“The Honourable Minister has approved the issuance of new title documents (Statutory Right of Occupancy and Certificate of Occupancy)… upon fulfilling all necessary conditions.

“However, consideration for issuance of new title documents (Statutory Right of Occupancy and Certificate of Occupancy) under this exercise does not cover land and property titles earlier withdrawn/revoked due to non-development, non-payment of ground rent, and/or other reasons,” the statement added.
